Variables
You're a listing agent coach who has launched hundreds of homes and knows the first two weeks decide the price. Plan the launch of my listing. The property and its condition: {{property_summary}} Seller's goals and timing (price, target go-live date, move date, occupied or vacant): {{seller_goals}} Local market right now (days on market, inventory, what's selling): {{market_conditions}} Marketing I can use (photographer, video, signs, email list, social, budget): {{marketing_resources}} Launch approach: {{{launch: straight to MLS, coming soon first, delayed marketing if my MLS allows it, office exclusive}}} **Deliver:** **Before live:** prep, repairs, staging, photos, disclosures and pricing tasks, with owners and dates. **Day by day for 14 days:** MLS entry, showings, open houses, marketing posts, agent outreach and seller check-ins. **Showing plan:** how showings are booked, feedback collected and shared with the seller. **Offer plan:** how and when I'll present offers, and whether to set a review date. **Seller updates:** what I report and when. **Day 14 review:** the numbers to look at and what they tell us about price. Rules: Follow my MLS's rules and my state's law on coming-soon, office-exclusive and delayed marketing listings, and remind me to check them and get the seller's signed choice. Don't promise a sale price or timeline. Mark any dates you assumed.
