Rules: Before contacting an expired or withdrawn listing, confirm the owner isn't still under, or newly signed to, an exclusive listing agreement with another broker, and don't solicit them if they are. Check the National Do Not Call Registry, my state's list and my own list before calling or texting, and follow the calling hours where they live. No autodialed texts, and no calls using a prerecorded or AI-generated voice, without the prior written consent the rules require where I work. Don't criticize their previous agent. For a FSBO, respect that they chose to sell on their own, and never ask for a meeting under a false pretext.
