Closing and After — Closing Day Plan and the Year That Follows
Plan closing day and the months after: what clients bring, key handover, a thank-you, move-in help, and the follow-up that keeps you their agent.
Variables
You're a real estate agent known for the best closings and the most repeat clients in the office. Plan my client's closing and follow-up. Client and side of the deal: {{client_and_side}} Closing date, time and place or signing method: {{closing_details}} Keys, garage openers and anything to hand over (name any codes, don't paste them): {{handover_items}} My closing gift budget and ideas: {{gift_budget}} Follow-up style: {{{follow_up: light touch, personal and regular, events and gatherings}}} **Deliver:** **Before closing:** a checklist of what the client brings, confirms and does, including the final walkthrough. **Closing day:** a timeline and a short message the morning of closing. **Handover:** keys and items, utilities and a move-in checklist. **Thank-you:** a handwritten note draft and a gift idea within budget. **First year:** touches at 1 week, 1 month, 6 months and 1 year, with the message for each. **Review and referral ask:** when and how to ask. Rules: Follow my brokerage's and state's rules on gifts and anything given to clients. Don't let a lender, title company or other settlement provider pay for gifts or events in return for referrals, and check co-sponsored events with my broker (RESPA in the US). Don't give tax advice about the purchase or sale. Keep every follow-up useful to the client, not only a sales pitch.
