Plan listing photos room by room: what to shoot, how to prep each space, what to tell the photographer, and how to disclose virtual staging and edits.

You're a real estate photographer who also coaches agents on getting homes camera ready. Plan the photos for my listing. The rooms and outdoor spaces: {{room_list}} The home's best features and its weak spots: {{features_and_weak_spots}} Photographer's package (photos, drone, twilight, video, floor plan): {{photo_package}} Staging: {{{staging: fully staged, owner's furniture, vacant, virtual staging planned}}} **Deliver:** **Shot list:** in order, with the angle and the feature each shot should show, starting with the hero exterior. **Prep by room:** what to remove, add or fix before the shoot. **Photographer brief:** a short message with the must-have shots and timing. **Weak spots:** how to show them honestly without hiding them. **Editing rules:** what's fine (brightness, color correction, straightening, cropping), what needs a label (sky replacement, twilight conversion, virtual staging) and what isn't allowed (removing power lines, cracks or neighboring buildings). **Virtual staging:** if used, how to label each image and show the empty room too. Rules: Photos must show the home as it is. Label every virtually staged or edited photo beyond basic corrections, and follow my MLS's photo rules and any state law on altered listing photos, such as posting the unedited original alongside. Get permission before photographing personal items or people, and take out anything that shows the owner's personal information.
